The most important are: the physical conditions of the plot, planning conditions, conditions resulting from regulations, land registry, utilities or their absence, as well as the neighborhood (what is around the plot and can influence the investment, sooner or later). Physical conditions of the plot
We examine this conditioning in relation to the plot size, shape, and even its orientation to the cardinal directions. The most important factor, of course, is size, because if the plot is too small, nothing specific can be built on it. The Building Law recognizes a plot as buildable if it allows for the realization of a construction project. Shape is equally important, because if the plot is too narrow, then a house cannot be built there either. The best shape for an ideal plot is the so-called „regular” shape, as close to a square as possible. Planning conditions
First, you need to determine if the plot is covered by a local zoning plan. If not, you should go to the authorities and obtain a decision on building and land development conditions. Then, you must carefully check the requirements regarding: the maximum house size on the plot, the percentage of the land that must remain unbuilt lawn, the maximum house height allowed, the permissible roof shape and form, and the ratio of the plot area to the house footprint. Regulatory constraints
This includes checking: technical conditions, permissible distance from the property line, and access to a public road. It is also necessary to check whether the plot is not located in a protected area, either natural or archaeological. If this is the case, then we will be severely limited by regulations regarding nature and monument protection.
Land registry
The point is that if part of the land covered by our plot is agricultural or forest, then we need to find out if we should not de-agriculturalize that part or remove it from forestry production.
Media or lack thereof
We should determine if there are any networks or infrastructure running through our plot, such as: underground networks, roadside ditches, overhead power lines, as well as land reclamation devices. It is also worth checking what has been connected to the given plot.
Neighborhood
Checking what is around our plot and what impact it may have on a given investment. It is also important to be well-oriented regarding the distance that separates our building from neighboring structures. There is a lot of information on this topic in the regulations. The same applies to the proximity of a forest. If the forest is located less than 12 meters from our building, then construction cannot be carried out with elements that spread fire.
